Clarification of Homeowner/Association Insurance Responsibility
For reference - from Article II Section 4 of RRCA Declaration of Covenants
- The vertical boundaries of the Unit shall be the vertical planes of the outer surfaces of the pre-decorated drywall and the plane of the outside faces of the doors and windows bounding a dwelling extended in each case to the intersection with the upper and lower boundaries; and
- The upper and lower boundaries shall be (a) lower boundary - the plane of the underside of the floor of the lowest level of living space , and (b) upper boundary - the plane of the top surfaces of the pre-decorated ceiling of the highest level of living space.
- Any attic, deck, steps to the deck and garage areas to which each Unit has direct access shall be considered part of the Unit.
Common and Limited Common Areas:
- Lawns, Shrubs, Roadway, Driveways, Walkways, Trash Buildings, Association Docks, Etc.
Building Structure:
- Framing, Wiring, Pipes, Roofs, Siding, Etc.
Units:
- Drywall, Carpet, Cabinets, Counters, Decks, Garage, Doors, Windows, Concrete Floors, Heating/Cooling Systems, Major Appliances, Etc.
Personal Articles:
- Furniture, Clothing, Dishes, Owner Docks, Etc.
Insurance Coverage
- For insured losses, the Association Insurance covers full replacement cost of everything up to the "limit of insurance" - except Personal Articles. Personal Article coverage is the responsibility of the Unit Owner(s).
- If a rare catastrophic loss exceeds the policy "limit of insurance", we shall still have full replacement cost on all but floor coverings and appliances used for refrigerating, ventilating, cooking, dishwashing and laundering. In this rare case, these would be the Unit Owners' responsibilities. Owners are encouraged to purchase insurance on these items (as well as individual liability insurance).
- Association insurance does not include flood insurance. IN the event of a flood, the Association would be responsible for restoring Common Areas, Limited Common Areas and the Building Structures Outside of "Units". The Unit Owner(s) would be responsible for restoring the "Unit" and Personal Articles. Unit Owners may, at their option and expense, purchase Flood Insurance on these items.
