Association Documentation

Condominium Association Responsibilities:

  • Private Roadway
  • Signage
  •  2 Street Lights
  • 6 Buildings (2 Residences per building)
  • 3 Trash Sheds with 12 Mailboxes
  • Sprinkler Pump and System
  • 7 Wells and 6 Septic Systems
  • 6 Docks (add-ons are owned by unit owners)
  • Association owns the land under the 9th Fairway, which contains our septic drain field and is leased to LWGC.
  • Association maintains grounds, exterior of units, septic pumping, waste hauling, exterior window washing, etc. See MRC for details.

Homeowner Responsibilities:

Normal homeowner expenses including homeowners + liability insurance, heating/cooling systems, appliances, window/floor coverings, deck/window/door repairs/replacement, etc.

 

In addition, homeowners are responsible for Association Dues (billed quarterly), and any damage to Association Property - including by pets and/or guests. 

 

Other:

  • Fiscal Year - October 1st to September 30th.
  • Board - President, Vice President, Treasurer, Secretary, plus others needed or interested.
  • Architectural Review Committee (ARC) -  Chaired by Vice President. Other members as needed or interested. Coordinates items that effect the visual appeal of the neighborhood and manages contracts for services. 
  • Association Meetings:
    • Full Membership meeting in July (Elections et al) and September (Business/Dues et al)
    • Board meets in January and April (plus as needed)
    • ARC meets as necessary - approximately 3X per year

 

Association Funds:

  • Operating Fund (Operating Dues) - recurring expenses:
    • Association Insurance
    • Electricity
    • Trash Removal
    • Snow Plowing
    • Lawn Care
    • Shrubbery Trimming
    • Repairs under $1000
  • Capital Fund (Capital Dues) -  long term expenses:
    • Street Resurfacing
    • Landscape Upgrades
    • Exterior Painting
    • Repairs over $1000
  • Roof Fund (Roof Dues) + Roof CD:
    • Roof Repair/Replacement
  • Special Assessments - if/when needed

Meeting Quorum
Membership Meeting - 1 vote per unit >50%
Board Meeting >50%
ARC or Committee Meeting >50%
Notes - in all cases, decisions by >50% of those present. Covenants can be amended by 2/3 of members in writing. Bylaws can be amended by 2/3 of members present at the meeting.
